PRE-APPROVAL:

This seems like a hassle, but it really pays off in the long run. It not only helps me determine what price range of homes you will be looking at, but it prevents you from falling in love with a home that you cannot afford. I can help you find a lender that can make this process speedy and nearly painless. Whether you are a new or experienced buyer, I will give you a copy of the real estate purchase agreement. This helps you become more familiar and comfortable with the forms we will use to buy your new home. It also helps to trigger questions about the form before we actually write an offer for your new home.

THERE IS NO PERFECT HOME:

Even if you design and build your custom dream home, you will find problems after you have moved in. I will find the home in your price range with the three most important features that you are looking for. Before we look at homes I will search through all available homes for sale. We select the ones that might suit your needs, maybe ten to twenty homes. I will print a map with all the homes clearly marked, to reduce driving time. After the drive-by, you select the homes that you want to see up close. You might eliminate some because of exterior condition or location. It is best that you view interiors of five or fewer homes on any given day. More viewings can cause detail blurring, thus making the sorting process more difficult. When we visit a home the first time it is just to get a feel whether it will meet your particular needs or not. At the end of the viewing day we should be able to reduce the prospects to one or two homes. Once the elimination process is underway we will return to the best choice/s. I will try to arrange this viewing without the owners being home. We will spend as much time as you would like to scrutinize the home thoroughly. I have been in thousands of homes so I will point out everything I see. The good, the bad, and the ugly, to help you make the best decisions.

YOU DECIDE WHAT IT IS WORTH:

I will pull up comparable sales and other useful information, like how long has it been on the market, how long have the sellers lived there and how much did they pay. This will help you decide what kind of offer you want to make, regardless of the asking price. We will discuss all the disclosures, processes and options that are available to help you with the purchase of your new home.

WHEN YOUR OFFER IS ACCEPTED:

It may not be the first offer written, sometimes the negotiation process can go back and forth several times. I will be guiding you through this process, but the decisions are always yours and I will represent only your interests. I will be with you through the entire process, assisting with inspections, explaining information you reciee from the title company, making sure the lender has all documents needed for the loan, the final walk-through and the sigining of the escrow documents....in other words, the whle enchilada!

WHEN IS IT YOUR HOME?

What is the difference between "signing" of escrow documents and the "closing" of escrow? You and the seller will sign documents held in escrow, often at different times. When all the documents are completed, signed and approved they are recorded at the court house and escrow closed. That is when you get the keys and can start moving in!
