Preparing yourself for selling your house:
Why do I emphasize the word house, instead of home? The first thing you should do is to try to remove your emotions from the house that you've known as home. It will make your life much easier when it comes down to the actual sale. Remember that others will place no value on the special life moments that you have had in your home.
WORKING AS A TEAM:
Think of me as a key member of "Team: Sell Your House"! The goal is to sell it for the best price possible with the least stress on you! Keep in mind that selling a house and moving are very high on the stress curve. It is right up there with losing a loved one, divorce, or getting a new job (which sometimes are the reasons for selling). I will do my best to reduce your stress by keeping you informed and involved throughout the process, and representing only your interests with integrity and professionalism.
PRESENTING YOUR HOUSE:
Your house needs to be as presentable as possible. Remember that other houses are competing for the same buyers. I will help you determine what can be done to make your house stand out above the rest.
PRICING YOUR HOUSE:
Your house should be priced right from the start. I will help you come up with a realistic price that will make your house competitive in the market.
LISTING IN THE MLS SYSTEM:
I will list your house in the Multiple Listing Service. This is the list that a Realtor uses to match sellers with buyers. I will include nine photos of your home.
PROMOTING YOUR HOUSE:
I will put your home on websites. The most popular is Realtor.com. I will provide beautiful color flyers. People are curious about your house, which is why I will include several photos of your house. I'll try to walk the buyer through your house from the street, and arouse a strong desire to find out more about it. My flyers are typically six to eight pages and include descriptions, plat map, MLS information, room sizes etc. I will create, with your imput, unique flyers that reflect the special charm of your house. I will run an ad every month in the Real Estate Extra. It is a free paper that many people from out of the area pick up.
RECEIVING OFFERS:
We will go over any offer/s and I will answer any and all of your questions and concerns. We will discuss all the pros and cons of each offer to determine which ones best suit your needs. We will write counter offers as needed to enhance your selling position. Once you accept an offer, I will help you through the confusing processing of forms required to present to the buyer. I will open the escrow account and ensure that all the proper inspections are performed and necessary paperwork is completed by all sides. If you are purchasing another home, I can assist you in finding your new home, regardless of its location. |
